The prime factor in buying any business is finance and our role is to ensure that our clients have sufficient resources to purchase, improve and live on the business they buy.

For a family to maintain a reasonable living standard from a campsite or small hotel, we advise a minimum cash investment of £300,000.

In addition to this amount, borrowing may be needed; we recommend buying an established business, with a known turnover to minimize the future risks. It is much easier to improve than to create.

Case Study

Property Search - Renovation - Management - Interior Design

In 1999 Leisure & Land were instructed to find a Country Hotel with character in the Provence - Languedoc regions of France.

A short list of properties was selected and on the first trip, our client instigated negotiations to purchase a 14th Century Château Hotel in the Montagnes Noire, east of Toulouse.

Leisure & Land were subsequently commissioned to supervise the complete transformation of the old hotel with 12 bedrooms, to a 25-bedroom luxury 4 star complex with modern infrastructure.

The first hurdle/mission was to raise the additional finance from French Banks to pay for the improvements.

The project included demolishing old kitchens and rebuilding to comply with EEC standards, renewing all fire and safety installations, creating 13 new bedrooms in existing buildings, and interior design and furnishing for the entire hotel.

This work was coordinated by Leisure & Land in association with local architects and builders. As the project advanced, Leisure & Land recruited all the staff, from senior management and chefs, to cleaners and gardeners; contracted accountants and all necessary exterior support to enable a foreign owner to succeed.

The interior design and furnishings were contracted to Eva-Interiors in collaboration with Leisure & Land.
